PIRS is the signed container that Xbox 360 Marketplace downloads, demos and trailers come in, and pirstools opens it up. Command line only, so run it from a Command Prompt.

pirs.exe dumps the contents of the file into that folder. pirsread.exe reads the header details, meaning the titles and descriptions.
